A booming sector undergoing a transformation

Côte d'Ivoire's economy has doubled in size over the past 10 years. As a result of this growth, the city of Abidjan, Côte d'Ivoire's economic powerhouse, is undergoing an urban metamorphosis common to many African metropolises. The difference between an aerial image of Abidjan taken 10 years ago and today reveals: an extension of inhabited areas, a massification of the density of inhabitants per km2, a gentrification of working-class districts, as well as a verticalization of buildings. The large number of construction sites currently underway is insufficient to fill a growing stock of latent demand. The gap is of the order of half a million homes; a 10-fold increase in production capacity would be needed to absorb the growth in this stock. While most players take the attractiveness of the real estate market for granted, behind this apparent real estate boom, developers are going bankrupt, homes are not finding buyers, and short-term construction projects are dragging on, while other players are enjoying success.
